There are construction and repair works in the surrounding area.

House rules

We ask you to follow the rules for a better coexistence with the neighbors:

- The reservation is only for registered guests, visits or extra guests or pets are not allowed.
- Please do not smoke inside the property or consume illegal substances.
- The use of speakers is only inside the apartment, during the day at a moderate volume.
- The bathing suit is mandatory to use the pool. The hours are from 8 am to 8 pm.
- We are not allowed to bring food, glass containers or glasses, cigarettes and balloons to the pool area.
- Please do not use the towels to wipe off your makeup or bronzer.
- The toilets in the area do not support paper inside the bowl and also to take care of the environment we ask you not to throw them or any other object because it can be covered and contaminate a lot.
- We are not allowed to hang towels or clothes on balconies or windows in view of the neighbors.
- We ask you not to leave garbage in common areas or outside the apartment, if you do not know where to throw the garbage please ask us.

❄ Finally, we ask you a lot to help us take care of electricity consumption, which is very high. Do not leave air conditioners on if you are not at home and when you turn them on please close all doors and windows.

⚠️ IMPORTANT:
- Replacement for loss of key, cards, bracelets, parking cards or towel has a cost of $20 US each.
- For each rule that is not followed, the condominium or the neighborhood committee can charge up to a $200 usd penalty or remove or speak to the police for an eviction for bad behavior.
- Reservations of 7 nights or more include only 20kw of electricity per night. Excessive consumption will cost $5 pesos per extra kW. With responsible use they should not exceed it.
- You have total privacy in the property, however if there is any force majeure event where we have to access, we will let you know in advance (Floods, leaks, fire, etc.)

Guest access

Includes only one cleaning before your arrival and one after your departure. If you need extra cleaning or a change of sheets and towels, we can schedule it in advance (at an extra cost).

Interaction with guests

Anything you need we are at your disposal. Whether for advice, ticket sales to parks or activities, transportation or any extra service you require, we can help you hire it.

*There are construction and remodeling works in the surroundings, there may be noise and people working*

Tulum is a magical and beautiful place, we are a small town becoming a city and despite our great growth, we are still a rural community, we warn you that not all our streets are paved, and there may be a cut in water, electricity or Wi-Fi. The published prices take these factors into account and we cannot take any responsibility for this or offer extra refunds as it is out of our control. Thanks for your understanding.
